The "Lipstick on a Pig" Alert: Why Your Clermont Flip Needs a Certified Master Inspector

We’ve all seen them: the gleaming white kitchens, the trendy "luxury" vinyl plank flooring, and that fresh-paint smell that masks a world of secrets. In Clermont and across Central Florida housing markets, "flipping" houses has become a sport. But as someone who spent years as a drywall finisher and rough frame carpenter before becoming a Certified Master Inspector, I can tell you: if it looks too perfect, it’s time to look closer.
In the industry, we call it "putting lipstick on a pig." Here is what that usually looks like behind the scenes.
1. The "Caulk and Paint" Special
There’s an old saying in the trades: "Caulk and paint make it what it ain’t." Flippers frequently use heavy layers of caulk to hide gaps in trim, poorly fitted cabinets, or even cracks that may indicate movement.
RED FLAG: (What You'll See)
Wavy Baseboards
Thick caulk around counters, baseboards, and windows
One wall freshly painted vs the rest
Abrupt flooring changes or mismatched patterns
The Master Inspector Fix: We don't just look at the paint; we use thermal imaging and moisture meters to see if that "fresh patch" is actually hiding a persistent leak.

2. Unpermitted Work: The Silent Deal-Breaker
Flippers often move fast to save money, which frequently means skipping the permit office.
The Risk: From "creative" plumbing under the sink to electrical panels that haven't been updated since disco was king, unpermitted work can lead to insurance denials or future safety hazards.
RED FLAG: (What you'll see)
No permits recorded for work that typically requires one
Work not properly performed or inspected
Poor Craftsmanship and Workmanship
Poor-grade materials used or materials reused
3. Cheap Finishes and "Designer" Appliances
That "stainless steel" kitchen might look great in photos, but flippers often use the lowest-grade appliances and "contractor-grade" finishes that are built to look good for exactly 30 days.
RED FLAG: (What You'll see)
Mismatched appliances/ scratch and dent models
Cabinets poorly installed, not level and damaged
Reused sinks/faucets and accordion-style flexible plumbing connections
Granite or stone countertops that don’t match the home’s style/quality (or look pieced together)

4. The "Builder’s Eye" Advantage
Because I’ve been the one framing the walls and finishing the drywall, I know exactly where a flipper is likely to cut corners. My detailed, visual reports include photographs of these defects so you have the leverage you need during negotiations.
