1. The "Caulk and Paint" Special

There’s an old saying in the trades: "Caulk and paint make it what it ain’t." Flippers frequently use heavy layers of caulk to hide gaps in trim, poorly fitted cabinets, or even cracks that may indicate movement.

    • Wavy Baseboards

    • Thick caulk around counters, baseboards, and windows

    • One wall freshly painted vs the rest

    • Abrupt flooring changes or mismatched patterns

2. Unpermitted Work: The Silent Deal-Breaker
