Mold Inspection Services Overview

The Indoor Air Quality Association (IAQA) is at the forefront of maintaining Indoor Air Quality Certified® (IAQ-C) standards. Within this, the IAC2 certification for mold inspections sets the bar. The IAC2 Standard of Practice (SOP) guides inspectors on mold assessments.

Inspectors adhere to stringent guidelines:

  1. Detect and report visible mold or conditions promoting its growth.

  2. Scrutinize interiors, exteriors, roofs, crawl spaces, basements, and attics.

  3. Employ equipment like moisture meters to locate moisture intrusion, water damage, and humidity.

  4. Collect mold samples for lab analysis when necessary.

  5. Present a comprehensive written report, detailing findings and recommendations, minus remediation services.

  6. Adhere to relevant laws and mold inspection regulations.

 

Additionally, IAC2's Mold Inspection SOP demands inspector proficiency in microbiology, building science, and environmental health. Understanding mold remediation principles and suggesting suitable remedies is also required.

Complete Mold Inspection

The Inspector Will Perform:

  • A non-invasive visual examination of the readily accessible, visible, and installed systems and components of the building (listed in Section 4.0 Standards of Practice).

  • Moisture, temperature and humidity measurements (refer to Section 4.8 Moisture, Humidity, and Temperature).

  • Mold samples according to the IAC2 Mold Sampling Procedures (refer to Section 5.0 IAC2 Mold Sampling Procedures).
     

The Inspector Will Report:

  • Moisture intrusion;

  • Water damage;

  • Musty odors;

  • Apparent mold growth;

  • Conditions conducive to mold growth;

  • Results of a laboratory analysis of all mold samplings taken at the building; and

  • Any system or component listed in Section 4.0 Standards of Practice that were not inspected and the reason(s) they were not inspected.
